1. Do not attempt to repair cosmetic damage

These types of issues are easily and inexpensively fixed, so they are not worth spending money on before listing your home for sale. So, unless the damage is severe, leave it as is and let the buyer decide whether or not to repair it.

2. Avoid updating kitchens and bathrooms

Kitchens and bathrooms are two of the most important rooms in a home, but they are also two of the most expensive to update. If you’re selling your home on a tight budget, it’s best to leave these rooms as-is and let the new owners decide whether or not to make changes.

3. Avoid Partial Repairs

It’s critical to remember that when you sell your home, you’re selling the entire property, not just individual rooms or features. Prospective buyers will almost certainly want to see the entire house, including any unfinished areas such as the basement or attic. If they notice that you’ve only made cosmetic changes to certain areas of the house, they may be put off by what they perceive to be a lack of concern for the property as a whole.

4. Avoid using trendy paint colors

While a fresh coat of paint can transform the appearance of a home, using trendy colors is generally not a good idea. Why? Because what’s trendy today may be passé by the time your house hits the market. Furthermore, if your home is painted in an out-of-date color, it may turn off potential buyers and make it more difficult to sell.

5. Don’t go above and beyond the norm for your neighborhood

When it comes time to sell your home, you want to maximize your return on investment (ROI). One way to accomplish this is to ensure that your home is in line with – or better yet, ahead of – the norm for your suburb.

Talk to a real estate agent who specializes in selling homes in your neighborhood to find out what buyers in your area are looking for. They can advise you on which renovations will add the most value to your home and which will be a waste of money.
